Preparation Checklist

Congratulations!

We are excited to work with you and provide the best Home Inspection experience possible.   

In order to perform the functions we need, we ask that your Realtor request that the sellers please ensure the following tasks are completed PRIOR to our arrival at the property...

Leave Utilities Connected

We will be checking the water, electric, and gas, along with any appliances connected.  If utilities are not turned on, our inspection will not be complete, or your inspection may be rescheduled.

Pilot Lights

Inspectors are not permitted to ignite pilot lights for liability reasons, those pilot light should be ignited PRIOR to our arrival at the property.

Clear an area around furnace, water heater and electrical panels

The inspector will need proper clearance (approx 3'-4') to stand and kneel around the entire furnace and water heater.  We do not move personal belongings or debris.

Clear access to attic, crawlspace and basement

We will need to observe into these areas and access should be clear and unlocked.  Personal belonging should be moved at least 2' away from walls.

Appliances and Sinks

In order to test functionality, we will need ovens, microwaves, stovetops and dishwashers cleared of all belongings.


Also, please clear out all under sink cabinets (kitchen, baths) to provide visibility to drain traps and water supply lines.

Exteriors

Vegetation, debris and personal belongings should be removed from the foundation perimeter to allow sufficient observation by your Inspector.

Keys and Door Openers

Your Inspector will need access to garages, sunrooms, basements and any in-scope exterior buildings.  Please have all relevant keys and door openers available and CLEARLY  LABELED.

Alarm Systems

Your Inspector does NOT test any alarm systems, nor smoke detectors that are connected to alarm systems.


We also need to open many windows and doors throughout the Inspection process.


Therefore we require that the homeowner FULLY DISENGAGE any alarm system Prior to the Inspectors arrival.


Note:  WE ARE NOT RESPONSIBLE FOR ANY ALARM ACTIVATION.

Arrange for Pets

Last but not least....


Please arrange for ALL pets to be removed from the property, or secured in kennels or other appropriate crate for the duration of the Inspection.


This will allow the Inspector to have free access to all areas of the property.


If a pet is left behind, simply locked in a room or left in the yard, those areas may not be inspected.
